Holiday lets and short stays

whistlehost

Changeover cleaning that is finished before the next guest arrives.

Your let turned around in the gap between one booking and the next, with every room on the list photographed after it is cleaned, so you know it is ready without driving over to look.

Why this is different

A changeover is a deadline with a clean inside it

Nobody who owns a let is worried about whether the floor gets hoovered. They are worried about the four hours between an eleven o'clock checkout and a four o'clock arrival, and about finding out at six in the evening, from the person who has just walked in, that something was missed.

So the work is built around the gap rather than around the hour. We schedule against your checkout and check-in times, and if the changeover will not fit the gap we say so before we take it rather than after we have missed it.

  • Every room, ticked or not. Stripped, remade, restocked, checked. Each line stamped at the moment it was done rather than written up in the car afterwards.
  • What was skipped, and why. The shop had no milk. The guests were still there at half eleven. A blind is broken. This is the line that makes the rest of the report worth reading, and it is the one you get before your next guest does.
  • Photographs of the rooms we worked in. Beds made, bathroom finished, kitchen cleared. Taken on the spot, sent when we lock up.
  • Who came, when they arrived, when they left. Their name, not a company name, and the times against the gap you gave us.

How a visit works

Three things happen, and you see all of them

  1. BeforeYou give us the dates and the gap

Checkout time, check-in time, and how to get in. If we cannot reach your postcode the quote says so on the spot rather than taking your number and ringing you back.

  2. On the dayThe changeover is worked as a list

Beds stripped and remade with fresh linen, bathrooms finished, the kitchen cleared and the consumables you set put back. Each line stamped as it is finished.

  3. AfterThe report arrives before your guest does

Photographs, the list, the time on site, anything that could not be done, and anything the last guest left behind or broke. You are charged after the visit, not before it.

What is included

The list itself, not a description of it

The same list that appears on the cleaner's phone, and the same list that comes back to you ticked. Anything on it that was skipped comes back with the reason beside it.

  • Strip beds and remake with fresh linen
  • Kitchen: sides, hob, oven front, fridge inside
  • Bathroom: basin, bath, shower, toilet, mirror
  • Bedrooms: dust, surfaces, floors, mirror
  • Living areas: dust, surfaces, floors
  • Restock: tea, coffee, milk, paper, soap
  • Welcome check: heating, wifi card, keys back in the safe
  • Finishing touches: towels folded, bow on the oven door, cushions and blankets, paper folded

What it costs

The more often we come, the lower the rate

Worked out from how long the job takes and how often we come. A place that is kept on top of takes less work than one we visit once, and a visit is never shorter than 2 hours.

How oftenAn hour
weekly£23.00
fortnightly£24.50
monthly£26.00
one off£28.00

The same rates as the rest of the business, and the same on the prices page. A visit is quoted as a whole rather than as an hour, because an hour is not the thing you are buying.

Linen, and who launders it

Beds are stripped and remade with fresh linen every changeover, and towels are changed whether or not they look used. If you keep your own sets on site we work from those and tell you when a set is short. If you use a laundry service we will bag what comes off and leave it where you want it.

We change beds with the linen you provide. Laundering it is not included.

Restock, and the thing that ran out

You set the list: tea, coffee, milk, sugar, loo roll, soap, dishwasher tablets, bin bags, whatever your welcome depends on. We check it every visit and put back what is missing.

When something cannot be replaced, that is a line on the report with a reason beside it rather than a gap you find out about from a guest. That is the whole point of the report and it is the line most cleaning companies would rather not print.

How it works in practice

Damage, and hearing it from us first

A cracked glass, a stain on a mattress protector, a missing remote, a burn on a worktop. The cleaner photographs it and it is on the report, timed, before your next arrival walks in.

That matters for a practical reason as well as a nice one. A deposit claim or a platform case needs a photograph with a time against it, and the time it needs is the one between the two bookings, not the one after somebody complained.

Keys, codes and the safe

Keys and door codes are held encrypted, and a cleaner can only open yours during your visit, on the phone we issued to them. Every time a code is taken out you can see who took it and when.

If your let runs on a key safe, the code goes back and the safe is checked as a line on the list, so the next guest is not standing outside on the phone to you.

Not included

Syncing with booking platforms is not included. You tell us the dates, by message or from your account, and we work to those.

There is no same-day emergency line. If a guest reports something at nine at night, we pick it up in the morning.

Questions

The things people actually ask

How quickly can you turn a holiday let around?
Inside the gap you give us. A one bedroom flat with one bathroom is usually under two hours, a three bedroom cottage nearer three, and a visit is never shorter than the minimum on our price list. If your checkout and check-in are closer together than the work takes, we will tell you before you book rather than turn up and rush it.
Do you clean between back to back bookings on the same day?
Yes, that is the normal case. Give us the checkout time and the check-in time and we schedule against the gap between them. What we will not do is take a changeover we cannot finish in the time available, because a half finished let costs you a review that lasts a lot longer than one booking.
Do you supply the linen and towels?
No. You keep your own sets on site and we strip, remake and change them every changeover, and we tell you when a set is getting short or has come back stained. Laundering is not included.
Do you restock tea, coffee and loo roll?
Yes, from the list you set. Anything we cannot replace comes back on the report with the reason beside it, so you find out from us rather than from a guest. The restock is a line on the cleaner's list, not a favour somebody remembers.
What happens if the guests have not left?
The cleaner waits where it is reasonable and tells you straight away, and the delay and what it did to the rest of the visit go on the report with times against them. You will know your four o'clock arrival is at risk in the morning, not at four.
Will you tell me if something is damaged or missing?
Yes, with a photograph and a time. That is what makes it useful for a deposit claim or a platform case. It goes on the report whether or not you ask, and whether or not it is something we could have caused.
How do you get into the property?
A key safe, a door code or a key we hold. Whichever it is, it is held encrypted and a cleaner can only open yours during your visit, on the phone we issued them, and every time a code is taken out you can see who took it and when.
How much does holiday let cleaning cost?
It is worked out from the size of the property and how often we come, at the same hourly rates as the rest of the business, and you can have the number on this site in four answers without speaking to anybody. A let on a weekly changeover through the season costs less an hour than a one off.
Which areas do you cover for holiday lets?
The Caerphilly borough and Cardiff. Every postcode district we go to has a page of its own under Where we clean, and the form on the front page answers for your own postcode on the spot rather than promising to ring you back.
Can I change or cancel a changeover?
Yes. Free until noon the day before, from your account, with no phone call and nobody to talk you round. After that we charge, because your cleaner has already turned down other work for the slot.

Where we clean

10 postcode districts, and no others

We keep this list tight on purpose. Every district has a page of its own: where we clean, town by town, with what the buildings are like and how we get in.

CF83, CF82, NP12, CF10, CF11, CF14, CF15, CF23, CF24, CF5

The season books up before you do

A let that changes over every Friday needs the same slot every Friday, and the rota fills in the order people ask. Put your postcode in and you will have a price and a slot without a phone call.
